Following your comprehensive design meeting, our dedicated design team has been meticulously crafting a concept sketch based on your requirements. This detailed proposal is thoughtfully informed by all the invaluable insights gathered to date, ensuring an exciting reflection of your vision. The Design Manager will thoroughly walk you through the design in detail about how your unique brief has been translated into the concept, highlighting the harmonious integration of your vision and any considered influences from the property reports.
Your invaluable feedback will be thoughtfully incorporated. You will be presented with:
- A curated set of initial sketch designs, encompassing your proposed floorplan, façade, and precise siting.
- A comprehensive Preliminary Estimate, meticulously compiled based on all available information at this juncture.
Sketch and tender need to be signed so we can proceed to preparing a set of pre- contract drawings. At the completion of this stage a second payment is required for us to continue these works on your behalf as we will pay external consultants to produce documents required for the building contract.
Please note that once the sketch and tender have been signed there will be no further structural changes allowed as we will be ordering engineering drawings. Structural changes may include items such as external walls, load bearing walls, windows, roof design, façade design, voids and duct work and slab or footings. This does not include cosmetic materials or internal configurations of cabinetry and electrical items.
