Custom Design Process

Discovery Meeting

Our initial engagement is centered on establishing a profound understanding of your aspirations and the precise vision for your new home. We recognize that every individual possesses unique desires, and we dedicate ample time upfront to foster a deep connection, enabling us to meticulously guide you through the journey of realizing your new home.

This session provides an open forum to discuss the comprehensive scope of your project, delve into the core motivations that inspire your homebuilding endeavor, and allows us to articulate our company values while offering expert advice and tailored recommendations.

Initial Proposal

Following our insightful discovery meeting, your Consultant will prepare a comprehensive Sales Proposal for your project. This document will provide a clear exposition of the overall inclusions and estimated pricing for your new home. We encourage you to provide the Consultant with a comprehensive overview or list of your desired inclusions for your home. While not yet final, a detailed list ensures the utmost accuracy in our preliminary estimations.
Provide an overview or list of items to the Sales Consultant that you wish to include in your home. This does not have to be final at this stage however the more detailed list you provide the more accurate we can be with our estimates.

Our Consultant will provide you with a Building Proposal including:

  • Sales Estimate for proposed design
  • Specifications and Inclusions
  • Preliminary Design Agreement

Preliminary Services

Having reviewed your proposal, you are now poised to formally engage BLVD.HOMES as your preferred home builder.
BLVD will issue a Preliminary Agreement which outlines a scope of works for professional services including:

  • The type of construction we will use
  • The size and description of your new home
  • The estimated base price
  • Standard Inclusions list
  • BLVD terms and conditions

Upon signing the Preliminary Agreement and standard inclusions document, and tendering an initial deposit, we will commence preliminary works on your behalf.
BLVD will arrange the works outlined in the preliminary agreement of:

  • Feature survey
  • Soil test
  • Re-establishment survey
  • Order property information
  • Conduct a design brief meeting
  • Prepare a preliminary tender

Upon the initial deposit, your dedicated Sales Consultant will arrange your custom design meeting and procure all necessary property reports. This pivotal Design Meeting will be held at the BLVD.HOMES Design Office during business hours, where our expert design team will formally brief you, delve into floor plans, explore options, and detail precise specifications.
We encourage you to allocate ample time for this crucial collaborative session, as it profoundly shapes the outcome of your new home.

Design Meeting

To ensure a truly bespoke outcome, we encourage you to arrive prepared with ample information, enabling our design team to thoroughly detail your requirements. The Design Meeting is conceived as a collaborative session where we gain deeper insight into your vision for your new BLVD.HOME. From this pivotal meeting, our objective is to bring your vision to life and offer expert guidance, all while adhering to your desired budget.

On the day of the Design Meeting our Building Designer and your Sales Consultant will both be on hand to assist. It is their role to guide you in the conception of the design while achieving the budget requirements of your home. A comprehensive set of notes and final design brief will be completed during this meeting. It is vital that we gather as much detail as possible at this stage.

At this meeting, the team will also schedule a date with you for your Sketch Presentation where you will be presented the initial design drawings. This meeting will alsobe at the BLVD Design Office, during business hours.

Design & Tender Presentation

Following your comprehensive design meeting, our dedicated design team has been meticulously crafting a concept sketch based on your requirements. This detailed proposal is thoughtfully informed by all the invaluable insights gathered to date, ensuring an exciting reflection of your vision. The Design Manager will thoroughly walk you through the design in detail about how your unique brief has been translated into the concept, highlighting the harmonious integration of your vision and any considered influences from the property reports.

Your invaluable feedback will be thoughtfully incorporated. You will be presented with:

  • A curated set of initial sketch designs, encompassing your proposed floorplan, façade, and precise siting.
  • A comprehensive Preliminary Estimate, meticulously compiled based on all available information at this juncture.

Sketch and tender need to be signed so we can proceed to preparing a set of pre- contract drawings. At the completion of this stage a second payment is required for us to continue these works on your behalf as we will pay external consultants to produce documents required for the building contract.

Please note that once the sketch and tender have been signed there will be no further structural changes allowed as we will be ordering engineering drawings. Structural changes may include items such as external walls, load bearing walls, windows, roof design, façade design, voids and duct work and slab or footings. This does not include cosmetic materials or internal configurations of cabinetry and electrical items.

Document Production

BLVD will engage its team of internal and external consultants to prepare designs and computations based on the information we have for your site, including;

• Structural Engineer: Will design footings, foundations, retaining walls, roof truss layout and framing requirements.
• Energy Consultant: We will order a report to ensure the building complies with the minimum of 7-star energy rating requirement.
• Civil Engineer: Will provide designs for drainage systems, connections to existing mains, and discharge requirements.
• Electrical Consultation: our electrical consultant will guide you through the selection process for your home electrical. Power points, switches and downlights, internet and cabling options.
• Heating and Cooling Consultation: our expert Consultant will provide advice and options for heating and cooling systems and zoning to achieve the most effective and efficient solution.

Upon completion of your consultations and appointments, we will provide you detailed preliminary contract tender including all costs for upgrades. HIA contracts will then be issued for review.

Interior Design

Our Interior Designer will work with you to select and finalise the desired colour schemes and finishes within your allocated budget allowed for in the contract.
Client to sign selected colour upgrades document and colour selections schedule.

Building Contracts Issued

With all the information gathered to date, your Contracts Administrator will complete all documentation ready for the Contract Presentation.
At this stage you will be presented with all your documentation to review in preparation for signing. The documentation pack will include:

  • HIA Building Contract
  • Contract Drawings
  • Contract tender
  • Preliminary engineering drawings

You now have the opportunity to review all documentation and obtain any advice. We will answer any queries in relation to the Building Contract clauses and conditions.

Contract Signing

Now that contracts have been issued and reviewed, the contract signing appointment can be booked. We will arrange a time with you to meet at the BLVD Design Office for a Contract signing appointment.
At the Contract signing appointment you will be guided through the steps required to sign and complete your new home contract.

Please send a copy of your signed building contract to your bank or lender for unconditional finance approval. BLVD will need a copy of the formal letter from the bank and the 5% deposit paid in full.

Post Contract Signing

Congratulations on making it to this significant milestone in your new home building journey. We are honoured to officially be appointed as your builder and will now begin preparations for a construction site start.

BLVD will coordinate a site start date with you and work towards obtaining the building permit ready for constructionto commence. Client to provide a clear site with all services available on site to connect to. These include electricity pit, water, sewer, and stormwater.

Before construction commences, you will be invited into the BLVD Head Office fora final review and to meet your allocated Construction Site Manager in person.Your new home build will then be officially handed over to our Construction team and works will commence on site.
